- Chris will arrange a personal
and obligation free consultation to fully explain the buying process
and answer any questions so that you are at ease with all that’s
involved - helping you determine the approximate cost of purchasing
and your buying power to ensure you are ready to buy, in terms of
both timing and affordability. If you decide to buy, your home search
becomes his priority.
- Pre-qualifying and arranging for a mortgage - Chris
will fully explain your financing options and how it’s in your
best interest to examine all options (interest rates, terms and mortgage
conditions). He can recommend a number of mortgage lenders who can
help you attain and guarantee the best financing rate for you - and
explain how it’s possible to buy with a low down payment
- Sign Buyer Agency Agreement - this is your guarantee
as a buyer that you have professional representation (by Provincial
Law)
- Start dreaming! Chris will have you complete his
“home buyer questionnaire” - a virtual shopping list
of what the house must provide and what you might like. Simply fill
in the questionnaire, hit submit, and it will be e-mailed directly
to Chris who will aggressively begin your home search.
- Chris will then match your criteria against all
available properties utilizing the latest in real estate technology
and provide you with a listing of available homes that meet your requirements
- Chris is always available to answer questions to
assist every step of the way with your home search
- He’ll provide you with an abundance of informational
resources - statistics on recent sales, market trends, keep you posted
on the best buys in resale and new homes, specific neighbourhood information,
schools, recreation facilities, shopping, access to rapid transportation,
specific zoning, etc. - also with constant (and quick) updates of
new properties of interest as they become available
- Viewing of available homes which meet your requirements
- usually with a minimum of 24 hours notice - your (viewing/showing)
time is well spent, as Chris can (often) preview homes before you
see them, to ensure that they will meet your needs/requirements -
thus saving your valuable time
- Making an offer (The Agreement of Purchase and Sale)
- Chris will review and explain all legal aspects, clauses and conditions
to best protect you and achieve your ultimate goal
- Chris will explain all factors that can make the
difference when negotiating a deal (price, including opening bid recommendation,
terms, financing, date of possession and inclusion/exclusion of furnishings
and equipment)
- Will provide market statistics and realistic real
estate advice including an objective evaluation of what you are buying
to ensure you get what you want at fair market value
- Chris will act as mediator, managing all negotiations
until an agreement is reached
- Chris has access to an extensive and reputable network
of real estate professionals you may require (building inspectors,
finance experts, real estate lawyers, etc.)
- Chris will assist you in determining closing costs
(lawyer, inspections, survey, moving company, land transfer taxes,
government programs available to buyers, etc.)
- Keep you informed with progress of your transaction
(monitor all conditions) up to closing (ensure all documents are forwarded
to your lawyer, financial institution, etc.)
- Chris will keep in touch with you after the sale
- you will be added to Chris' mailing list and will receive a yearly
calendar, market information, periodic real estate updates, newsletters,
etc.
